CraigsList amazes me... - MtnVwPilot

So, I listed my house for rent on CraigsList on Friday evening. It's a very nice house, and I intentionally priced it at the very high end of the market; I was prepared to let the listing sit there for a week or so, then lower the price if it didn't seem to be moving. A half dozen or so people called or emailed on Saturday, and more on Sunday. I showed it to 5 potential tenants on Sunday, 3 on Monday, and 1 more yesterday, plus I've been playing phone tag with a couple more. Great response to the ad!

I just signed now signed a lease on it: less than 5 days from posting to leasing, wow! And for $500/mo more than the "market price" suggested by the rental management agent I'd used to manage the place when I was living in Australia; WOW! And since I decided to rent it out myself, directly, I won't be paying the management agent a $1600 setup fee and 8% per month... ;-)

This evokes the old suspicion: if they agree too quickly, you didn't ask for enough ...

Well, out of the dozen or so potential tenants who toured the house, only 1 set put in an application, so I think I did OK. If several have applied, I'd be more inclined to agree with you. And I'm very happy with the price I got; it's more than I thought it likely I'd get, and more than I'd budgeted for.

What did you use for credit (etc.) due diligence on the applicants?

(Hopefully the answer is not "Google". :-))

www.e-renter.com. $30 for a credit report and check of criminal and eviction databases (though I'm not sure the database checks were worth it; I could have gotten just the credit report for $15).

Plus I called their employment and previous landlord references, who all said glowing things.
